IMPACTS caused by Redwood LIFE redevelopment:
Demolition and Construction (approximately 20 years)
CONSTRUCTION of 15 new buildings will cause years of noise, dust, pollution and heavy construction traffic. We will hear the sound of pile drivers over all of Redwood Shores. Streets will be damaged by heavy trucks. Nearby neighborhoods will lose their right to quiet enjoyment.
DEMOLITION of 20 existing class A buildings can introduce pollutants to the environment. Wind can carry loose dust and debris, leaving it to settle in the area or even miles away. Depending on what this dust is made of, it could have an adverse effect on public health.
Construction & demolition - The Environmental Protection Agency estimates that 230 million to 600 million tons of C&D are produced nationwide each year in the United States. Redwood LIFE redevelopment forecasts 7,000 employees. However, based on similar developments, the total number of employees at Redwood LIFE could be as high as 13,800 employees, or MORE THAN DOUBLE Longfellow’s estimate. Those employees will commute by cars and buses, which will clog traffic on Highway 101 for Redwood Shores and surrounding cities. The plan calls for 9,000 parking spaces.
There are 3 entrances to the Redwood LIFE campus: Bridge Parkway, Island Drive and Shell Parkway. During commute hours, Redwood LIFE traffic will fill Marine Parkway, Redwood Shores Parkway, Bridge Parkway and Shell Parkway (see map).
Increase further Redwood City cost of living
Bringing an addition of 7,000 to 13,0800 employees will further increase housing and living costs in Redwood City and surrounding cities. Per Payscale.com, Redwood City's cost of living is already 91% higher than the national average.
Housing expenses 242% higher than the national average.
Utility prices 32% higher than the national average.
Transportation expenses like bus fares and gas prices 38% higher than the national average.

Safety Hazard
Redwood LIFE adds more safety hazard to Redwood Shores with an additional of more than 7,000 employees to be evacuated with only two exit roads in case of an earthquake.
