IMPACTS caused by Redwood LIFE 3.3 million square feet redevelopment:
Construction (approximately 25 years)
CONSTRUCTION of 15 new buildings will cause years of noise, dust, pollution and heavy construction traffic. Sound of pile drivers will be heard over all of Redwood Shores. Streets will be damaged by heavy trucks. Nearby neighborhoods will lose their right to quiet enjoyment. Environmental hazard risks might occur from waste landfill.

Redwood LIFE redevelopment forecasts a minimum 7,000 employees. However, based on similar developments, the total number of employees at Redwood LIFE could be as high as 13,800 employees, or MORE THAN DOUBLE Longfellow’s estimate. Those employees will commute by cars and buses, which will clog traffic on Highway 101 for Redwood Shores and surrounding cities. The plan calls for 9,000 parking spaces.
There are 3 entrances to the Redwood LIFE campus: Bridge Parkway, Island Drive and Shell Parkway. During commute hours, Redwood LIFE traffic will fill Marine Parkway, Redwood Shores Parkway, Bridge Parkway and Shell Parkway (see map).
Environmental Hazards
Biological Hazards: Laboratories on the Redwood Life Campus will be allowed conduct research on toxins rated Bio Safety Level (BSL) 3. Covid 19 is a BSL 3 toxin, which according to the FBI analysis likely escaped from a lab in China.
Municipal Landfill: The current Redwood Life campus is constructed on the site of a closed municipal landfill. New construction will disturb this landfill, possibly releasing toxins into the Belmont Slough and the Bay.
Location: Massive 5 and 6 story buildings will destroy the neighborhood ambiance and peace of Redwood Shores. The development will be constructed next to low rise homes.
Further increase Redwood City cost of living
Bringing an addition of 7,000 to 13,000 employees will further increase housing and living costs in Redwood City and surrounding cities.
Redwood City is part of San Francisco-San Mateo-Redwood City Metro Div. metro area, which is ranked 3 out of 273 cities across the US in terms of cost of living. According to C2ER (the Council for Community and Economic Research), the cost of living in Redwood City is estimated to be 169.9% of the national average making it one of the most expensive cities in the US.
Safety Hazard
Redwood LIFE adds more safety hazard to Redwood Shores with an addition of more than 7,000 employees to be evacuated with only two exit roads in case of an earthquake.
